I don’t know much background in this one, but it is an interesting 1930s art deco renovation project in Branksome Park, Poole, Dorset.

Not as overly stylised as some art deco houses, but a fascinating prospect, not least because this is a largely untouched house in a sought-after area. An area where plots are pricey and from past experience, houses don’t tend to stay untouched. The difference with this one in the Branksome Park conservation area is that it is ‘listed as a house of local interest’ according to the agent. Perhaps that is why it still keeps its original shape and a number of original details.

As I said, frustratingly, I haven’t been able to find out much background. But it is an ‘opportunity to substantially enhance the value of the property’ according to the agent, which you might well be able to do keeping those period touches.

The exterior is lovely, enhanced by all of those original windows and glazed doors, as well as the balcony overlooking the garden. Cleaned up, this will be a striking house. The interior, from what I can see of it, might well need a lot more work.

It’s something of a mix inside, looking like someone has started to update it in the past. A striking 1930s bathroom looks to be in place, but other photos show fairly empty rooms and a contemporary kitchen.

Basically, it needs someone to take a step back, have a look at what needs preserving and to update the rest. It sounds easy, but it is likely to be a pricey project on top of the asking price here, which I’ll come to in a moment.

As for the layout, that’s spacious, to say the least. The reception hall is described as spacious with a cloakroom/wet room off it. Beyond that is the sitting room and separate dining room, with access to a sun patio area.

The kitchen/breakfast room has a utility room off it with access to the rear garden. An ‘easy rising’ staircase leads up to the spacious first-floor landing and the five bedrooms, the balcony, two bathrooms and a separate WC.

Outside is a big selling point too. Three-quarters of an acre, with a detached garage and front and rear gardens with large lawns, mature trees and shrubs.

The guide price for this one is £1,100,000.
