We spotted this one for sale almost two years ago. Now the 1930s Ernst L Freud-designed art deco property in Hampstead Garden Suburb, London N2 is back, with a lower asking price.
Saying that, it probably isn’t going to make a lot of different to thy majority of us. This will probably never be in my price bracket, lower price or not. But if any of you are on the wealthy side, come on down.
As we said before, the selling points here are a house by the noted German architect and of course, the surviving front elevation of this 1935 build, as well as the wonderful 40ft roof terrace, which offers both views and a good amount of entertaining space. But it isn’t the whole story with this one.
The issue here for fans of the style and the era is perhaps the modern-day renovation. Someone has spent a lot of money updating the house, adding in a host of contemporary details and finishes to the house. Great if you want modern-day luxury, not so good if you want this place to scream the 1930s from every corner. Which is usually what art deco fans crave.
In reality, once you open the front door this is contemporary living, with the open living spaces, clean finishes, huge kitchen and dining areas and the glazed rear opening onto the garden. If that’s the lifestyle you want, this is definitely the place for you, boosted by those curves, the period-friendly windows and the option to stand outside each and every day to admire the facade.
As for space, there is a good amount of that too. According to the agent it is spread out over four floors, the ground floor offering a 37ft. reception room, a dining room, family room, kitchen/breakfast area and a utility.
The first floor has a ‘large’ master suite made up of the bedroom, ensuite bathroom and dressing room. Also on this floor is a second bedroom suite and a third bedroom and bathroom plus two terraces. The top floor has a studio room (originally bedrooms four and five) with direct access onto that dreamy roof terrace.
There is an added extea too, which is a lower ground floor and home to a swimming pool. Not what you would expect I’m guessing. Although for this price, perhaps you did?
A good-sized garden at the rear too, as well as space at the front and security gates.
As for price, well a mix of architecture and extremely desirable postcode will always mean a higher price, even if that price has now been reduced. Originally on the market for £5,350,000, this Ernst L Freud design is now priced at £4,850,000. So half a million off, but still a million miles away for me and perhaps you too.
