Looking for a potential Grand Designs project? This water tower at auction in Newbury, Berkshire, might be the one for you.
But you’ll need the funds to do it, and I would guess you have no fear of heights. This is still going to be quite a lofty dwelling, even after the development. And yes, planning permission is already in place.
Water towers come in various shapes and sizes, and I have featured some rather impressive designs in the past. But none quite like this one, which I presume dates from the 1950s (looking at the exterior of the upper floor).
Like many water towers, it no longer serves a practical use, but it does look impressive architecturally. And in terms of sustainable development, there is scope to turn this into a house with the right plans.
Those plans have been submitted and passed (see the listing for links to all relevant documents) for a ‘single residential unit and associated parking’.
Specifically, the property has consent for conversion to a three-bedroom house with two ‘undercroft’ parking spaces and a roof terrace. So, undercroft parking and an entrance hallway are on the ground floor, with bedrooms on the first and second floors, whilst the third floor could be used as either a third bedroom or a living room. The fourth floor will be a conversion of the existing water tank and will comprise a kitchen/living area with a roof terrace above.
All of that is in North Sydmonton, which is described as a ‘small, affluent, village located on the outskirts of Newbury’.
There are images of the proposed design on the listing page, and this one goes up for auction in April—specifically 16th April with Savills. The guide price for this one is £45,000. However, that’s only the entry-level—the build will no doubt set you back much more.
