A project for sure, but this 1960s modern house in Welwyn Garden City, Hertfordshire, has so much potential.

The house dates back to 1962, and looking through the imagery, I suspect not a great deal has changed in over 60 years. At least, nothing of substance.

Yes, there might be the odd bathroom update, some decoration and maybe even a window upgrade or two. But by and large, this is the house that was individually designed all those years ago.

However, it needs some work. The agent describes it as ’in need of complete refurbishment throughout’, and it is hard to disagree. Externally, it looks well preserved, although you would need a viewing to confirm that. An extended lower level with an angular and wooden-clad upper area perched on top. It’s quite the design statement.

But inside, it seems to be a different story. There is still a lot going for it within, but you will need to spend to bring it back to its best.

The flowing, open spaces (which can be restricted) are a selling point, whatever the condition, along with the full-height glazing. I quite like the beams, too, and I suspect some retro lighting might be saveable as well.

Beyond that, a full programme of updating will be required in terms of the finishes and the all-important finishing touches. Again, how much would depend on a close look and a survey. It’s hard to gauge exact details from a listing. You need to go and take a look.

I know a lot of you prefer a house in the condition rather than a ‘walk-in’ house that has been on the receiving end of work. It gives you the opportunity to keep the period touches and to put your own stamp on it. Opportunities like this don’t come up often.

There is a lot of house here too. Situated in what’s described as ‘a desirable West Side cul-de-sac’, the house has something like 2,000 sq. ft. of living space, as well as a generous plot and an additional double garage, not to mention room for several more cars outside.

In fact, there’s also an integral double garage, so if you like your cars, this might be the perfect house/project for you. If you don’t, there’s room to convert.

The ground floor of the house is made up of an entrance hall, a large living room and an adjoining dining room, with a kitchen also open to the living room. Beyond that is a laundry/shower room and, further along, a workshop and access to the integral double garage.

Upstairs, you will find four bedrooms, three with en-suite bathrooms. A larger bathroom is on this floor, too.

As I said earlier, there is plenty of outside space, with the additional double garage included in the sale. That could be converted to additional accommodation or a home office or annexe if you get the right permissions. A large rear garden looks full of potential.

After speaking to the agent, I know there is interest in this, but you can still express your own. The guide price is £700,000.
