Desirable modernism in an equally desirable part of the city. This 1960s Roland Wedgwood modern house in Ravelston, Edinburgh, is on the market.
Oddly, this one was one of the first houses I ever write about way back in 2011 (yes, that long ago). You can see the original article here. You’ll be pleased to know I no longer use the word ‘bedroomed’ either. What was I thinking?
Has anything changed? Well, yes, it has. The person who bought it back then (and is still the current owner) has done pretty much a complete renovation of the house. Not that there was anything massively wrong with it back then. But it’s now a more contemporary living space within the original 1960s architecture.
It is part of a mini development of forward-thinking modern designs dating back to 1969. Nine in total, all ‘quietly nestled’ off Ravelston Dykes and surrounded by open parklands. The land surrounding these houses is a massive selling point in itself. More on that later.
But first, let’s focus on the house, a typically angular 1960s design that has been thoroughly refreshed by the current owner. But without taking away all that’s good about it.
Yes, you still get the large windows, open flowing space and easy access to the green spaces beyond. But with a more contemporary finish inside. As I said, there was nothing particularly wrong with it back in 2011. But it just looks a little sharper, brighter and more functional for the modern era in its current state.
So a completely new kitchen, updated bathrooms (love the ‘pop art’ one), a refresh of the decor and many internal touches, plus bags of built-in storage throughout, for example, with some original 1960s details still in place. Absolutely nothing needs doing with this one – and the price hasn’t gone up massively in the 12 or so years either.
In terms of the layout, the goober floor is bright and open, with the latter down to the large windows in place here. Note that there’s also direct garden access from here too.
Bespoke pocket doors lead to a newly fitted designer kitchen by Craighead & Woolf, complete with all the high-end appliances you would expect of such a space; right down to the Quooker tap. A separate utility room too.
Also on this floor is a home office (which you could also use as a fifth bedroom) and a family room with built-in storage and a bespoke skylight. Finally, on this floor, a modern shower room.
Head upstairs, and there are four bedrooms and two bathrooms (with underfloor heating). The principal bedroom suite has access to a private south west facing terrace, with views over the private garden and communal gardens. That was in place in the original house, but it looks so much better now.
Talking of the outside, you get a landscaped garden to the rear which is made up of a ‘wild garden’, lawn and patio area. That would be enough for most people, but there’s a handy bonus beyond.
As you can see from the images, there is also direct access available to some amazing residents’ grounds with a large area of lawn, mature trees, flowering displays and a lake with regular visits from birds and pairs of nesting waterfowl. Pretty much your own park.
Last, but not least, you also get off-street parking and a private garage linked to the house via a private courtyard. I think that pretty much covers it.
