Are you up for a challenge? This 1930s art deco renovation project in North Hykeham, Lincolnshire, could be the house for you.
Work is needed; that goes without saying. But there’s an authenticity about this house that you rarely see these days. Perhaps because this one has never been up for sale before.
That doesn’t mean to say it’s a time capsule. Although, in some ways, it is. There are a lot of original touches in place here, and I suspect more if you dig deeper into the house. Always a good starting point.
But this is a house that has changed over the decades. How many decades? I’m not sure. The agent has this down as the 1950s, although I would place it more as a 1930s build. Not that it matters. It has some years on the clock, and as such, it has taken in various styles over that time.
So while the frame, many of the windows, doors and fittings probably date from the middle of the 20th century, there are other touches here that take in later eras. A couple of the windows look out of place, the bathroom looks relatively modern, and the kitchen has been updated at some time. But nothing radical.
It’s still very much the house intended and, with the angles and curves, the flat roof and I presume, the original layout as well. The basis of a renovation back to its best.
Yes, you will need to take a step back and look at the broader picture, consider what could be maintained, what needs stripping out and if there is anything you want to add to bring back some of the original art deco ‘look’. Because it does need that. It’s a functional homie right now, but it needs that extra something for the ‘wow’ factor within. The right lighting, fittings, furnishings and decor and it will be a very different story.
But if you have always liked the idea of an art deco house, this could be the ideal house to go for. If you can move to Lincolnshire, that is.
And it’s a good-sized house. Detached and in a large (and flat) plot that actually contains an orchard. Also, good value for money when you take into account all of that. We’ll talk money in a moment.
But first, let’s talk about the size of the house and layout. Four bedrooms as it stands and generous sizes too.
A porch leads into the hall and off that, the living room, which is dual aspect. Beyond that is a dining room, which again has that dual aspect.
A breakfast kitchen has the look of a bygone era about it and would likely need ash update. But it’s a good size (especially when you add in the storage cupboard under the stairs), and again, loads of potential here.
Further along, the ground floor is a rear hall, a cloakroom and access to a large garage with lights, power and a window.
Head up the staircase and passed the airing cupboard for the bedrooms. The main bedroom is another dual aspect room with fitted storage, with three further bedrooms beyond that. The family bathroom too, plus a WC.
As I said, the outside space is a selling point here. The house sits in a corner plot, with a garden mainly laid to lawn and with a fruit-bearing orchard, planted borders, lighting, and a good amount of parking space.
