I love seeing interesting houses coming up for sale in my area. Like this 1970s modern house in Bolton, Lancashire.
It’s an area and a small development I know well. I have walked this area many times. The area itself is sought-after, and this group of houses is even more so. Cutting edge for commercial architecture when they were constructed (at a guess in the early 1970s), they also have the benefit of sitting on the kind of plots you can only dream of these days.
Of course, that does mean houses that come up for sale here (and not many do) command high prices. More on that in a moment. For now, let’s focus on the house itself.
As you can see, it’s a large, angular build from around 50 or so years back, and unlike many in the area, this house hasn’t been altered a great deal over the decades. If at all. That, for me, is a huge selling point as a fan of 20th-century architecture.
Yes, it does mean some updating will be required from a buyer. But likely just cosmetic. Not everything from the past works in the present. But who would want to remove that amazing staircase?
The wooden staircase is such a selling point for me, along with the double-height space and glazing that surrounds it. The wood cladding and feature stonework in the hallway are the icing on the cake. Quite the welcome.
But it isn’t the only original feature. The kitchen is also a statement in design of the era, and again, I would be thinking carefully before removing it completely. The main bathroom too is also very much of its era and is likely to divide opinions. I love it, but I can see others thinking it might be a bit ‘much’.
Elsewhere, the space is plentiful and functional. A large family house that works as well today just like it did all those years ago. The right furnishings, fittings and decor and this is a statement home for the modern era too.
As for the living space, that starts off with the amazing reception hall, which I’ve talked about already. A lovely way to kick things off. The principal lounge is off that, described as ‘light and airy’ and is open plan to an additional dining room. A further sitting room is just beyond that.
Further along is the open-plan dining kitchen, which is also something of a design statement. I know it’s not for everyone, but personally, I love it. And the way it is laid out, not unlike modern-day kitchen areas, hints at how forward-thinking the design here was and is. Adjacent to this is a ‘larger than average’ utility room and a walk-in pantry.
Head upstairs, and you have the bedroom and bathroom space. The large master suite comprises a double bedroom that is dual aspect and with fitted wardrobes and an en-suite bathroom.
There are four further good-sized double bedrooms as well as that amazing bathroom space. Note that there’s also a large cloakroom/WC on the ground for too.
That’s not quite it, as a big pull for this one is the outside space too. A sweeping driveway provides extensive parking and accesses the built-in double garage.
And you can’t overlook the garden. it covers 0.73 acres (almost unheard of in the area). Of course, that means you could consider extending in some way, or you could enjoy all of that lovely lawn. For kids, it’s a dream. I’d struggle to get my kids inside.
But all of that does come at a price. If you see this as your next home, then it’s offers over £980,000.
