I’ve just checked and I have only featured this part of the Barbican once and that was back in 2017. Surprising really, as Cromwell Tower has some of the most appealing living space within the Barbican Estate.

The grade II-listed Cromwell Tower was actually finished in 1973 and like the rest of the Barbican, to a design by Chamberlin, Powell & Bon. It’s a statement building and to some, a statement of brutalism, standing 43 storeys high and offering 38 floors of flats, along with some penthouses. In fact, there are 108 flats in here plus three penthouse maisonettes.

The one available here is a large Type 1C apartment on the 12th floors and offering 1,289 sq. ft. of internal space, as well as a wraparound balcony. That’s the kind of space you don’t expect of the Barbican, where apartments often tend to be on the ‘modest’ side.

Internally it looks pretty faithful to the original 1970s design, with a couple of updates here and there. Purists will like the fact that the original Brooke Marine kitchen is still in place and what looks like an original bathroom too (there are a couple of bathrooms in this one).

Of course, you can’t change anything in terms of the architecture or the balcony, the latter offering 270-degree panoramic views towards city landmarks including St Paul Cathedral, Big Ben and House of Parliament, London Eye, the BT Tower and much more.

Away from that, it’s just a case of the furniture and fixtures that have been added/updated over time. Nothing too radical though and when the furniture is gone, this is pretty much a standard Barbican ‘blank canvas’ to do as you wish with.

As I said, a bigger ‘canvas’ than many here, with an entrance hall accessing all the main accommodation. That includes the main living room and across from that, the dining room, which accesses the original kitchen and a utility room.

The bedrooms are all laid out behind the living room. There are four in total, all with varying amounts of built-in storage space and the master bedroom also having its own en-suite bathroom. The remaining bedrooms share the main bathroom just across the hallway.

Note that the reception rooms and the bedrooms all have access to the wraparound balcony.

Also, as a Barbican resent, you also get access to the 24/7 concierge, underground parking spaces and an ‘exclusive membership’ to the Barbican community with access to several private gardens, fountains and lake areas throughout with its own meetings, magazine and access to the Barbican Art Centre. But there is an annual fee for all of that. Check with the agent for the current level of fees.

Yes, this is the Barbican and nothing comes cheaply here, not even the smallest unit. So a large one is going to beg a hefty investment. If you want to live here, you are looking at £1,900,000.
