The title is a little ambiguous too. The house is obviously a wonderful example of 1960s modernism, but the Clear Architects is the practice behind the renovation rather than the initial build.
An impressive job too. When we see the word ‘renovation’, our hearts always sink a little, occasionally rising when we see the finished result. That’s definitely the case with this one.
The house itself, at first glance, is pretty much unchanged. One of stilted five houses sat alongside the River Stort, it has been reworked without harming the look and feel of the original era. Never an easy job.
The newly reworked property now has around 2,000 sq. ft. of living space, with an extension added on the ground floor to fit in a large, ultra-modern open-plan kitchen and dining area. Behind the kitchen is a separate utility area with guest WC and ‘control hub’, with access to the side garden. Sliding doors from the dining area offer access to a large wrap-around terrace.
You can access the upper level using the original timber staircase and balustrade. A gas fire and ‘mottled-glass’ doors separate the two living areas, both of which are said to be ‘flooded’ with natural light.
Those late windows also offer views to both the front and the rear, the latter over the sedum roof extension and fully insulated summer house.
There are three double bedrooms too, one with an en-suite shower room, along with a fourth bedroom that is used as a study right now A further family bathroom. finishes off the layout.
Oh yes, if you need to commute, the house is just a five-minute walk from Roydon train station, which gets you to London Liverpool Street in approximately 33 minutes. So pretty handy for the capital too.
The asking price is £925,000, with a service charge of around £50 per annum and an optional private mooring for around £200 per annum.
